I’m not a big fan of listings or surveys as value indicators. While they can be useful additions to the appraiser’s tool chest, closed market transactions remain the true pillars of accurate opinions about the value of a commercial real estate asset.

Like masters of their craft, Capright’s appraisers find ways to tease the stories from these ‘voices from the marketplace’. What were the buyer/seller motivations? How was the final pricing determined? Were there any special conditions of sale? Interrogating the context around every comparable transaction, enables them to carefully calibrate valuation assumptions and provide credible, insightful, valuations.
